Why repair first

Why choose a roof lantern repair specialist?

A roof lantern is a system of glass, bars, seals, drainage and a kerb. When it leaks, one of those has failed — and that's what we fix.

We trace the real entry point

Water travels along bars and decks before it shows. We check every detail and water-test where it isn't obvious.

Repair, not replace

Seals, gaskets, cappings, eaves and kerbs can all be repaired. A new lantern is the last resort, not the first quote.

Price in writing first

Guide price from your photos, then a fixed price in writing before any work starts. Nothing extra without your written agreement.

Every lantern type

Aluminium, uPVC, timber and orangery lanterns, plus flat rooflights and electric vents — whoever fitted them.

Where do roof lanterns leak?

These are the seven places we check on every lantern. Tap a number to see what goes wrong there and how it's fixed.

Parts of a roof lantern1234567
  1. 1
    Ridge and hip caps
End caps crack and seals open where several bars meet at the top.
  2. 2
    Glazing bars, cappings and gaskets
Cappings lift and gaskets shrink, so rain runs under them and down the bar.
  3. 3
    Sealed glass units
Unit seals fail (misting), glass cracks or slips on missing setting blocks.
  4. 4
    Eaves beam and drainage
Leaves and moss block the drainage channel and weep slots, so it overflows inside.
  5. 5
    Upstand or kerb
Low, rotten or uninsulated kerbs let water in under the lantern and cause condensation.
  6. 6
    Flat roof junction
Membrane not dressed up the kerb, split or unbonded where the roof meets it.
  7. 7
    Opening vent
Actuators, controls and vent seals fail, so it sticks open, shut or leaks.

Roof lantern repair FAQs

Why is my roof lantern leaking?

Most roof lantern leaks come from a failed seal, a lifted or cracked top capping, a blocked eaves gutter or a badly sealed junction between the flat roof and the upstand. Less often the cause is a slipped glass unit, a split ridge end cap or a vent that no longer closes tightly. Water can travel along the bars before it drips, so the drip is rarely directly below the fault. Our guide why is my roof lantern leaking? walks through the usual causes.

Can you fix a roof lantern leak without replacing it?

Yes, in most cases a leaking roof lantern can be repaired without replacing it. The usual fixes are resealing, renewing gaskets, re-seating or replacing top cappings, clearing and resealing the eaves gutter, or repairing the flat roof junction at the kerb. Replacement is usually only worth considering when the frame itself is rotten, badly distorted or failing in several places at once. Our roof lantern leak repair page explains what is involved.

How much does a roof lantern repair cost?

Most roof lantern leak repairs fall between £195 and £595 ex VAT per lantern, depending on the fault, the size of the lantern and access. As a guide, resealing a standard lantern is £245 to £495, capping repairs are £165 to £395 and upstand repairs are £395 to £1,295, all ex VAT. These are guide ranges, and the fixed price is confirmed in writing before any work starts. Our prices page lists every service, and our guide to roof lantern repair cost explains what drives the figure.

Do you charge to look at a leak?

Reviewing your photos and giving a guide price is free, while a diagnostic visit is charged from £145 ex VAT. Send photos of the lantern inside and out by WhatsApp or through our quote form and we will tell you what we think is wrong. If the cause is not clear from photos, a leak investigation visit includes an inspection, water testing where needed and a written report. The fixed price is confirmed in writing before any work starts.

Do you cover my area?

Yes, we cover the whole of the UK, including England, Wales, Scotland and Northern Ireland. Islands and remote areas are covered by arrangement, and any extra travel or access costs for those are set out in your written quote. Send your postcode with your photos and we will confirm the details. You can also look up your town on our areas page.

Do I need building regulations approval to repair a roof lantern?

Like-for-like repairs such as resealing, new cappings, gaskets or a replacement glass unit do not usually need building regulations approval. Replacing a whole lantern usually counts as building work and must meet the rules where you live: the Building Regulations 2010 in England, the same regulations as applied in Wales, the Building (Scotland) Regulations 2004 in Scotland, and the Building Regulations (Northern Ireland) 2012 in Northern Ireland. Our building regulations guide covers each nation.
